1.) Subscribe to web site
2.) Log in
3.) You will be taken to the Pre Foreclosure Property Search in New York page. The Search Criteria are as follows:
- County.( drop down screen) All archived records for each county.
- County(drop down screen) last 30 days(drop down screen). Also 1-3 months, 3-6 months, and over 6 months.
- Street Address. (ie. 123 Main St) Every record with that street address will appear. You may find multiple records for a particular address. The records could be filed a month or so apart, with different mortgage amounts by different Lenders. In that case you are probably looking at first and second mortgages being filed. You may find current records and or records dating back a year or more. The homeowner was behind, was either able to do a workout or refinance and is back in trouble again. The odds of this homeowner being able to refinance again are slim.
- City.
- Zip Code.
- Docket Number.
- File Date.
- Notes: The latest Lis Pendens will be always be at the top of your screen. Most members are interested in searching by county in the last 30 days. After selecting your search criteria, click the search button to the right. Use only one search criteria at a time.
4.) The Lis Pendens records are formatted as:
- File Date. This is the date the file was received by the court. It usually takes the court three to five business days to process this information before it is released. Since we have researchers in the courthouse everyday, this information is sent up to our site within hours.
- Docket Number.
- Address. Physical address of property.
- County.
- Lot-Block.
- Original Mortgage. This is the amount of money borrowed when either purchased or refinanced. This can be a second mortgage.
- Mortgage Date. The date mortgage commenced.
- Defendant. The Defendant in this case is the homeowner. The homeowner still has jurisdiction and makes all decisions regarding the property.
- Plaintiff. The Plaintiff is the Lender.
- Attorney. This is the attorney for the Lender who filed the Lis Penden with the court on behalf of the Lender.
- Attorney Phone Number. As the Attorney makes no decisions at this point, it is not recommended you contact them.
- Area Map.

- Property Search. Takes you to the Pre Foreclosure Property Search in New York page.
- Log Out. Please be sure to Log Out after each use as you may have difficulty Logging back in if you don't.
- Contact Us.
- Listings. Totals of archived records for each county. Keep in mind that we archive up to 4 years of data.
- Mailing Labels. You may print mailing labels to do a targeted mailing by County, City, or Zip Code. Please print out entire page as it gives step by step directions to make the program work with your Microsoft Word.
- My Account. You may view or change options by going to My Account.
6.) Sample Letters. We have listed 5 sample letters that you may use as a template to contact these homeowners.This site was designed with the Real Estate Agent, Mortgage Loan Officer, Investor, and Attorney in mind. The site contains records of homeowners who are three to four months behind on their mortgage when a Lis Pendens is filed. This means that their Lender has started the foreclosure process. Due to the backlog of the courts, it takes a year, in most cases, between the Lis Penden being filed and the Sheriff's Auction. These homeowners have Four options. They can Refinance, Sell their Home, possibly declare Bankruptcy or stay and be evicted after Sheriffs Auction. Records on NYLispendens.com are updated daily.
